A Professional Consultant’s Certificate (PCC) provides lenders, purchasers and other interested parties with professional confirmation that a newly constructed or converted property has been monitored during its construction by an appropriately qualified consultant.

As a CIAT Chartered Practice, Studio + Sea can provide Professional Consultant’s Certificate services for suitable residential projects, subject to an initial review of the project, construction information and proposed inspection arrangements.

The service is not simply a certificate issued at completion. Studio + Sea should ideally be appointed before construction begins, allowing us to review the relevant design information and undertake a programme of inspections at key stages as the work progresses.

Initial Project Review

We review the proposed development, drawings, Building Warrant information and construction programme to establish whether the project is suitable for a PCC appointment.

Construction Stage Inspections

Site inspections are undertaken at appropriate stages of construction. The number and timing of visits will depend on the scale, complexity and construction method of the project.

Typical inspection stages may include foundations and substructure, structural frame or walls, roof construction, external envelope, insulation and internal works, and completion.

Project Records

Inspection records, photographs and relevant project information are maintained throughout the appointment to provide an appropriate record of the construction observed.

Completion Review

At completion, the project and available documentation are reviewed before determining whether Studio + Sea is able to issue the Professional Consultant’s Certificate.

Professional Consultant’s Certificate

Where the required inspections have been completed and we are satisfied that the appropriate professional requirements have been met, a PCC can be issued in the recognised industry format.

A PCC is not the same as a structural warranty or Building Warrant approval, and acceptance remains subject to the requirements of the individual mortgage lender.

PCCs + MORTGAGE LENDERS

Professional Consultant’s Certificates are recognised within the UK residential mortgage market as one potential form of certification for newly built or converted properties.

Individual lenders set their own requirements through the UK Finance Mortgage Lenders’ Handbook and may specify the qualifications, professional indemnity insurance, certificate wording and inspection arrangements they will accept.

For this reason, we recommend confirming your proposed lender’s requirements at an early stage. Studio + Sea can then review these requirements as part of the initial PCC assessment.
